These guys are nuts!! They closed my refi in less than 3 weeks!

I came to Max with a huge dilemma. I needed to do a cash-out refi on my investment property in Houston and I only had 3 weeks to do it. Apparently, there was a Fannie Mae guideline that permitted the “cash-out”, using the delayed financing exemption, but you had to close the refi within 6 months of the purchase. Of course, I was at 5 months and 1 week when I realized this. From the beginning, Max assured me that it wasn’t a matter of IF we can close, but WHEN we can close. Sure enough, he was a man of his words. I evaluate lenders on 4 criteria: service, ability to close, communication/promptness, and price (in that exact order). The Leaman Team, which includes Max, Jori, and Billie Ann scores a 10 in all these areas. I can’t wait to do business with them again!

I do not like to use the computer so I really liked the fact that every step could be conducted in their office.

I liked working so much because of her attitude. No matter what time of day it was I was always greeted in the same manner. answered every single question with patience. One time I called at 6 in the evening and she answered the phone just the same as if it was 9 in the morning! I researched rates and was quite pleased with what I received. Max and his team were great! I have never had such good and prompt service in all my years of getting a mortgage. I had been dealing with another mortgage company and I was getting tired of waiting it had already been 3 weeks. I called, and Max answered. I told him my situation and filled out the application on line. He called the next day and said that we were approved. 3 weeks later we closed on our house. I would highly recommend them to anyone. They are prompt and efficient and you can always reach them with any questions .

we were first time homebuyers, and knew nothing of the process, other than the bank of america contact we spoke with was condescending and intimidating. obviously, that is not the kind of person you want to work with for one of the biggest financial commitments of your life, especially when you are a novice… so we sent an initial inquiry email to the leaman team. i can not recommend them enough – if you are looking for a lender, do yourself a favor, and contact the max leaman team.

I was in the market to refinance two properties in Corpus Christi, Texas in hopes that I could pull enough equity out to purchase a third. I live in CA and made the MISTAKE of first trying to get my bank (one of the three largest banks in the US) to assist. They were awful! I found Max Leaman and decided to give them a try. From the beginning, prior to pre-approval Jori was over the top helpful. Jori and her staff helped with the purchase of our home in Texas while we were still living in Oregon. As you would expect, this could be a challenge at times. Not for Prime Lending. Communication was promptly answered. We knew we could contact Jori via e-mail or phone. Closed without any issues and when we requested to suddenly try to get our paperwork in order to close early, they said no problem we will do what we can. We closed a week early. My husband and I cannot express how painless buying our house in Texas became after deciding to use Prime Lending. Forever grateful.

I chose Prime Lending/Max Leaman’s office and was not disappointed. I filled out the intake information on their website and someone contacted me within a day. That person (Jori Stern) was my contact through the entire process. Every time I considered a house or made an offer, Jori would provide me with a new estimate of the monthly payment, closing costs, etc. Every time I had a question, she answered promptly. Jori and her team made sure I was ready to close on time, and sent the funds the day before closing so the loan funded very quickly after I signed. I could not have been happier and I would definitely use them again.

Max is very helpful. He took the time to explain everything to me, even inquiring about tricky concepts and whether i fully grasped them.

This was my first mortgage, and the legalese bandied about so casually by those immersed in the field can be very intimidating. There were acronyms i’d heard so often that i didn’t even realize i didn’t know what they were. Max explained these things to me, which made me feel a lot more comfortable with the process. It was even more impressive that Max gave me this additional time, because i was in a situation where i was told i wasn’t approved for a mortgage only eight days before i was scheduled to close on the house i’d been building for six months. I was pre-approved before we even broke ground, but the bank denied me a loan when i got a promotion. Obviously, we didn’t get everything resolved fully in those eight days, but Max did get everything wrapped up in less than the 30 days it typically takes to close a mortgage. Furthermore, he simplified the process and required only half the documentation the previous bank had requested of me. I spoke with three other brokers before choosing to go with Max. I ultimately chose Max because his rates were very competitive, and his explanations made me very comfortable with what can be an intimidating process.

We had a very difficult situation due to the relocation and we were under tremendous pressure to get a loan under very tight time window. The first lender we tried to work with couldn’t handle and end up giving up on us. Fortunately, we found Max Leaman Austin Mortgage. But when I finally made the move into Austin I couldn’t believe how seamless everything was. The Leaman team was so helpful, answered all my questions, followed up with me more than necessary (appreciated, not annoying!), made me feel comfortable and confident throughout the process and were friendly to boot. I didn’t realize then but can say now I probably wasn’t the easiest client either – first time buyer, moving from out of state, hard to reach by phone and email – the works! Great communication through email, phone and fax. Jori and Billie were great. This just shows that you don’t have to be local with a loan company to have a great experience. They explained everything to me and answered all of my questions. They were able to lock in a pretty low rate right before they went up some again. Explained what types of loans would best suit our needs they were very thorough. Would definitely reccomend.

We ultimately chose to hold off on buying to improve our loan amount and pay down a credit card we have first, even though we got the interest rates we wanted we decided a custom built home was best path for us. And didnt get the loan amount we were hoping for. With some tips Jori provided I think we will be ready by next year to move forward.

Our experience literally could not have been better. Max and his team worked together incredibly well, with flawless communication and exemplary professionalism every step of the way. They were always available and quick to respond to any questions we had. When we wanted to move our closing up a week, they were able to make that happen, too, without skipping a beat. Amazing!!

“Pleasant” and “personable” aren’t generally terms one would associate with mortgage lenders but they really do apply here – these are just great, friendly folks. I would recommend The Leaman Team to anyone without reservation.

After reading all the horror stories on the internet about how hard it is for the self-employed to get approved for a mortgage and after having been put through mortgage approval nightmares by Pulte Mortgage, I was stressed and apprehensive when I located The Leaman Team. Pulte Mortgage had strung us out for 45 days and finally declined us leaving us only 3 days to find another lender or risk losing our $10,000 in earnest money. We knew we could do it, we just needed to find a lender that believed in us and that knew what they were doing! We found that in Max and his team, and even more. They are so prompt, efficient and caring during the whole process – I worried needlessly! He and Billie Ann did in three days what Pulte could not do in 45! We are so pleased and we closed on our home 08/09/2013 with no problems. Don’t hesitate to call them – they are the BEST in TEXAS!

We submitted our loan application on July 1st and closed on July 22nd in the comfort of our own home with no problems. Everyone at Max Leaman was very polite and prophessional.

We went from a 6% 30 year Chase mortgage (with 19 years left) to a 3.75% 15 year mortgage thru Max Leaman/Prime Lending. Not only did we knock off four years but our payment went down about $75 a month and we weren’t out of pocket any money at closing. The only bad part about the whole process was the mountain of paper work/information you have to come up with. Everything was done long distance over the phone/internet/US mail. We had the “Float Down Option” but it never triggered or took effect for us.
We would gladly use the Max Leaman team again and recommend them to others.

Just finished with a refinance. The whole process was seamless. I did the application on line.

They sent me an estimate, then ran my credit after I gave the green light. They sent me a GFE with closing costs included in the loan and an estimate with costs paid at closing. They requested basic documents which I faxed to them and that was it. None of the thousand times back and forth with something else they needed. Jori was great as were other employees and the title co. as well. We closed on time. The meeting at the title company was prompt and brief. A week later I checked to be sure my original mortgage had been paid off and it had. This was a great experience and it will save me lots and lots of money. Thanks.

I had not originally used Max on my first two attempts. Well, those two attempts were an absolute disaster and a waste of three months and a few thousand dollars. I left feeling defeated while questioning the process. Feeling like I had lost again I was referred to Max Leaman to see if he could save my second attempt. Max took this deal, turned it right around and got it done in three weeks. He and his team were there step by step and knocked it out of the ballpark! I am sure Max would say this as well but his team is second to none. This group wants it to work and wants it done right the first time and will do what it takes to get it done. I worked with Jori, who was very dilligent about returning my calls/emails, even on the weekends. Since I was a first-time buyer, I had a lot of questions, and she was patient and helpful in answering all of them. They made the preapproval process pretty painless, and when it came time to make offers, they were there to promptly answer any questions I had before we sent the offer to the selling agent. As soon as I got the contract on the house, she went the extra mile to help me lock in a lower rate before closing. This ended up saving me roughly half a percent on my rate, which was great. They were able to get a loan done on a property that the big box online low cost lender couldn’t do because of a technicality about the property. They were timely, communicative, and friendly every time. The Leaman team gave me very detailed lists of the information they needed to get the loans done, and they even helped me do a closing via UPS shipped documents instead of in person. Rates are also competitive. I couldn’t give a higher recommendation of the Leaman team.

It was challenging to find someone whol could do all 10. I ended up refinancing two with cash outs with a lender I had used many times in the past but who is not that nice to me. Then I found the Leaman team AND Jori. I have had a lot of experience in this area and this company is top notch. Even my title company said that the Austin Group, meaning the Max Leaman team, “had it all together.” Even though I was in Fort Worth, as are my properties, they worked with my favorite title company and got the job done.
This is what I like about Jori:
She did what she said she would do.
She returned calls very promptly, sometimes within minutes.
She was super nice, even when she found out I was refiancing two of my properties somewhere else.
Even when I needed to switch programs, she was still cool about it, and worked with me to make the best for me.
I know they are swamped, but when it was my turn, it was my turn, and I know that my file was a lot more complicated and time consuming than most yet she was very attendant to my issues and needs.
Billiie Ann, a co worker with Jori, was also especially prompt and courteous.
I felt like this company, through what I experienced through Jori and any other employee form the Leaman tam, was respectable, respectful, kind and courteous — and got the job done.
I have had much experience with mortgage companies in the last 15 years and Jori, Billie Ann with the Leman team are the best — by far.
I am now in the market to buy another home, for me to live in, and have already contacted Jori to assist in this purchase.

Best home lending/mortgage experience I’ve had by far! We’d been delaying refinance research due to the sheer inconvenience & frustration we’d had while working with prior lenders. I found the Max Leaman team and decided to give them a try. I was pleasantly surprised with their professionalism, efficiency and just pleasantness from day one. I experienced the same level of service from everyone else who assisted us through the closing process. There was no high pressure or switching of information. What we were told to expect was exactly what happened and the timeline for it taking place never changed. Closing took place at our home on our schedule. I have never received any communication from an originator after closing and we have received several notes and even a thank you gift from this company for our business. our loan office and our loan processer, were very helpful every step of the way. Unlike other companies that we talked to, where it seemed like a big chore to get a human response (days and days of leaving voicemails and emails with no answer), we almost always heard back from the Leaman Team on the same day. They also did a great job explaining what was going on, so that when we were waiting for things to go through, we knew exactly why.

I refinanced my residence a few years ago. I used a major bank as my lender, primarily because they were the servicing agent for my mortgage at the time. My experience was so bad that I was reluctant to take advantage of today’s low interest rates. I vowed, “Never Again!”. In fact, I was impressed and comfortable with the process enough through the first refinance that I refinanced again through them when the rates dropped enough to make it valuable to me again. professional, proactive, courteous and provided details for next steps at every point. The title firm they use for final paperwork is also top-notch. I cannot confirm that they are always the least expensive because after the first refinance with them I did not ‘shop around’ again. I ultimately chose them after receiving three quotes (including theirs) at the beginning of my mortgage process. His fees were the most competitive. So, choosing was easy.

Max was exceptionally responsive, professional, warm, and prompt in every interaction from the beginning through the closing of my loan. We purchased a spec house which suffered from prolonged delays. This resulted in a very complex closing where our interest rate was locked over 60 days prior to close. Max and his team worked tirelessly with us to find solutions that would allow us to keep a great rate while minimizing any rate lock extension costs.Further, the appraiser had to be sent out numerous times and miscommunications between the builder required smoothing over on more than one occasion. Thus, I am confident that he and his team members spent much more time and energy on this loan than 95% of those they encounter in a given year. They rose to every challenge and invariably treated us with the utmost integrity, care, and flexibility.

In sum, I would recommend Max to anyone looking for a mortgage. I would trust him with my family and closest friends. Work with him and I promise you will be glad you did.

I needed someone who would be able to close as quickly as possible, as I had to leave the country for several weeks. He rovided quick and fantastic service, and I was able to close on my property before I went overseas. However, while I was overseas, Fed Ex lost my closing documents at their shipment hub. It was disastrous, and I was told to find a US Embassy to re-sign the closing documents. Luckily, Max extend my closing date until I returned. Everything went as smooth as it could be.

Fast forward to 2013, I remember the great experience I had with Max. I decided to use them again to close on another house. Again, they provided great service and I closed right on time. I would recommend them to anyone, especially first time home buyers. I plan on using them on any future properties I plan to purchase. Coincidentally, I recently found out that one of my other friend also used Max for their purchases.

We had a fairly rough time finding a house. We put down 8 offers before finally finding our dream home.

That night my husband and I completed the application together and I had received response the very next morning with the next steps. They need a lot of information(all mortgage lenders do though!). I worked to gather all the appropriate paperwork and within two days they had all they needed.

When I say the process was “easy”, I’m serious- It was so easy, fast, & professional. Thankfully, it was and we were on to starting our home search. Just so happens that we fell in love with the first home we saw- I know, crazy but we did.

After a night of “sleeping on it”, we decided to place an offer. Within two days our offer was accepted and the process was in full swing. we needed a per-approval letter to include with our offer. Max stepped right in and was able to provide us with what we needed that very day.

After our offer was accepted and Inspection was done, it was the waiting period- loan to be accepted. As a first time home-buyer this was the most nerve racking part for me. I knew that we could do it and my financials were all in order(I’m kind of OCD when it comes to my credit/financials, etc) but I had this crazy fear that the lender would come back and tell me my dreams were crushed and I couldn’t have this home that I wanted so badly.

We had set our closing date to March 15th and as I waited for the final email from the title company with confirmation/amount needed at closing, I was excited, nervous and ready to be in our new home.

I kept saying to my family and friends, “This process has been too smooth, I’m just waiting for a shoe to drop.” Well guess what- the shoe NEVER dropped. Prime Lending, our Realtor(Annie Bright), Inspection(Shoal Creek Inspection) & Title Company(Capital Title) were all on top of it.

After hearing so many horror stories of first time home buying experiences, I was nervous to jump right in, but I’m so glad we did. My experience was fantastic and a huge part of that is because of Prime Lending.

I will be recommending them to my friends and family for years to come.

Closing was on time, went flawlessly and we are now in our new home that we LOVE!

From first contact on 1/18 to the closing on 3/1 and funding of the mortgage on 3/6, the process was smooth, painless, and had none of the usual ‘surprises’.

We tried to refinance in mid 2010 shooting for a rate around 4.875%. We worked with one of Dave Brennan’s recommended firms, but found the required PMI costs would rise to $160/mo from our current $61 on a 6.5% mortgage. That plus closing costs of over $5000, not counting escrow deposits, reduced the savings too much, so we did nothing.
late Jan 2013, with rates now in the 3.5 – 3.625% range, we decided to try again. I provided this to each of four candidate lenders: Home value based on realtor’s comp study, mortgage balance, credit score for wife and myself, w-2 and 1099 incomes, debts, annual real estate tax and insurance costs. I told each I wanted to get written ballpark quotes – cost per month, escrow requirements, estimated closing costs; then I would pick one or two to proceed with formal refinance application.
Costco: I found out Costco was contracting with banks and with an Executive Costco Membership, their handling fees would be maxed at about $500. As soon as I requested a quote and submitted basic facts, I received a call from Bank of the Internet within minutes. They were able to provide verbal rough quotes on monthly costs, stated I needed $100/mo PMI, and mortgage amount needed, but could not or would not provide detail closing costs, which looked like $4K based on other numbers. But after that first call, I could never talk to the rep in person and exchanged emails and voice mails and played phone tag. They were quoting 3.625%
A 2nd bank recommended by Costco also called almost immediately, and gave me rough verbal estimates. This one also said I needed PMI for about $100/mo. Quote was 3.625%. Quoted closing costs were vague.
Navy Federal Credit Union – my main bank – I called in, gave enough facts over the phone to submit a rough quote request, and received an emailed detailed quote the next day. But it included exhorbitant max numbers such as a $2000 survey charge, $500 appraisal, too many months of escrow, etc., which totally turned me off. No one ever followed up by phone or email, ever. Quote was 6.25%. I know they were quoting on the high end, but this was ridiculous.
Then I found Max Leaman, and submitted quote request about noon, Friday 1/18. I received a reply soon, and a call from Jori Stern. I discussed my desires and facts with her, and had numbers from her that afternoon. I had given her the comp analysis from my realtor friend and she assured me that PMI was not needed. I received answers on Sat, and by Monday was given a written quote with closing costs in the range of $3100, not counting escrow. By Tuesday, 1/20, I was emailing past tax returns, pay stubs, etc. Jori was always prompt in her replies, and gave me sound advice on whether I should buy down the rate with points (not worth it) and on other issues. We were shooting for a 3/1 closing date. With their low closing costs and the absence of PMI, our mortgage cost per month, including escrow for tax and insurance will be about 29% lower and the savings will pay for the cost of refinancing in about 9 months. By 2/5, Jori had confirmed a target close date of 3/1/2013.
Over the next week Jori promptly emailed answers to any questions I had and kept me informed of the status of our mortgage
In Mid Feb Jori told me my Loan Processor. promptly contacted me, and asked for a few more documents.
Then I was contacted by Bryan Adair of Patten Law, which was handling the Title, letting me know when the notary public man would conveniently visit us in our home at a time of our choosing to sign the paperwork. We did not have to go to a title company office. Paperwork was signed in about 30 minutes on 3/1. On 3/7 Jori let me know the mortgage had been funded. The notary handed us a DVD with all of the documents on 3/1, and on 3/4 Bryan Adair emailed us copies of the 140 pages of signed documents

Throughout this process, everyone we dealt with – Jori Stern, Patten Law, and the notary public – were professional, knowledgeable,courteous, and efficient. Overall, I probably spent no more than 3 hours on this, primarily gathering,scanning, and emailing the initial set of income, tax return, employment and other documentation. I really felt like a customer in the hands of professionals.

This enabled me to take advantage of the lower interest rates, in my case from a 5.75% loan to a 30-yr, almost zero closing cost, 3.875% rate. Lower rates were available but I wanted to keep closing costs as low as possible.

Jori Stern knows customer service. She was always very prompt in responding to my questions, provided straight forward help, and most importantly to me she never badgered me on making a commitment. Prior to dealing to her I discussed refinancing with a number of brokers from other companies that could sometimes out do the worst of any used car dealer.

The whole process took just over a month from the time I had her lock in my rate. Was also pleasantly surprised right at closing when she was able to drop the rate I had originally signed up for! (The float down option helped). Very pleased with my experience and results.

I was a little concerned with using out of town company but it was not an issue. The process was easy, we got a good interest rate, we were able to send our documents securely and it was convenient to have the notary come to our home to sign the papers rather than having to go to the title company office.

I found Max, gave him a call and he personally walked me through the process. Within a day I was pre-approved and ready to go house shopping.
Him and his team where fast, friendly and responsive through out the entire process, as well as super helpful in explaining the different options available. Not only that the rate was awesome too. That’s three thumbs up.

I can safely say that my home buying experience was smooth and simple with Max’s expert guidance. I would recommend him to anyone trying to buy in the Austin area! Subsequent to the above review, I have also refinanced my house with the Leaman group and again, they were fantastic. Jori Stern, who handled my account, was exceptional at every step working with me to ensure that I understood what was happening and helping me to get through the tangle of paperwork that has to be coordinated to successfully complete the refinancing process. 5 years after buying my house I still can think of no one else I would recommend above the Leaman Group for your finance needs! If I ever refinance again (doubtful because Jori got me such a great deal!) or buy another house they will be my first choice.
